Melton Park properties are freehold, but the transfer of title cannot be recorded at the Land Registry without first entering into a Deed of Covenant with MPMCL.  Guidance in this section is offered to help avoid last minute hitches but is not a substitute for contacting MPMCL Solicitors, Birketts, at an early stage.

This document describes for buyers, sellers and their representatives, the details of the processes necessary in the purchase of a property on the Melton Park estate.

Landlords and Tenants

A small number of the properties on the Melton Park development are rented out by their owners.  Most tenants appreciate the peaceful, parkland setting and are considerate and welcome members of the community.

However Landlords need to bear in mind that they remain responsible for the compliance by the tenants to the restrictions on the use of the property and on the use of the Landscaped Open Spaces which they have pledged in their Deed of Covenant with the Melton Park Management Company Ltd.  Given one or two issues in the past, we strongly recommend that Landlords ensure their tenants are aware of the terms of the covenant.

Landlords also remain legally responsible for the payment of the annual service charge.  Please ensure that the Management Company has your new contact details or the details of the agent who will pay the service charge on your behalf.
